Hoje vamos tentar responder a uma das quest\u00f5es que mais afligem os<br \/>\nPalmeirenses: qual a situa\u00e7\u00e3o financeira da WTorre?<\/p>\n<p class=\"MsoNormal\">Vou tentar ser o mais did\u00e1tico poss\u00edvel e explicar o que os<br \/>\n\u201curubus de plant\u00e3o\u201d v\u00e3o tentar dizer que existe de ruim e explicar o porqu\u00ea n\u00f3s<br \/>\nPalmeirenses devemos ficar tranq\u00fcilos!<\/p>\n<p class=\"MsoNormal\"><b style=\"\"><span style=\"font-size: 12pt; line-height: 115%; color: rgb(255, 192, 0);\">QUAIS S\u00c3O OS ARGUMENTOS DOS URUBUS DE PLANT\u00c3O?<o:p><\/o:p><\/span><\/b><\/p>\n<p class=\"MsoNormal\">Existem alguns fatos financeiros da WTorre que s\u00e3o ruins e<br \/>\nque dever\u00e3o ser utilizados por todos aqueles que s\u00e3o contra a Arena, ou ent\u00e3o c\u00e9ticos<br \/>\nquanto \u00e0 viabilidade do neg\u00f3cio:<\/p>\n<p class=\"MsoNormal\">&#8211; a WTorre acumulou<span style=\"\">\u00a0<br \/>\n<\/span>um preju\u00edzo de R$ 313 milh\u00f5es nos \u00faltimos dois anos<\/p>\n<p class=\"MsoNormal\">&#8211; a d\u00edvida da WTorre pulou de R$ 759 milh\u00f5es em 2008 para R$<br \/>\n1,4 bilh\u00e3o <\/p>\n<p class=\"MsoNormal\">Esses n\u00fameros s\u00e3o verdadeiros e est\u00e3o no balan\u00e7o da WTorre<br \/>\npublicado nos jornais agora no dia 26 de fevereiro!<span style=\"\">\u00a0 <\/span>Qualquer um que n\u00e3o conhe\u00e7a muito de finan\u00e7as<br \/>\ncertamente ficar\u00e1 assustado com esses n\u00fameros.<span style=\"\">\u00a0<br \/>\n<\/span>Meu conselho: fique tranq\u00fcilo!<\/p>\n<p class=\"MsoNormal\"><b style=\"\"><span style=\"font-size: 12pt; line-height: 115%; color: rgb(255, 192, 0);\">POR QUE DEVEMOS FICAR TRANQUILOS?<o:p><\/o:p><\/span><\/b><\/p>\n<p class=\"MsoNormal\">Como sempre na vida devemos ver as coisas de modo<br \/>\nrelativo.<span style=\"\">\u00a0 <\/span>Uma d\u00edvida de R$ 1,4 bilh\u00e3o<br \/>\npode ser assustador, mas no caso da WTorre n\u00e3o \u00e9. <\/p>\n<p class=\"MsoNormal\">A WTorre possui terrenos, edif\u00edcios,<span style=\"\">\u00a0 <\/span>lojas, complexos industrias, etc. (chamados<br \/>\nde ativos imobili\u00e1rios) que s\u00e3o avaliados em R$ 2,6 bilh\u00f5es!<span style=\"\">\u00a0 <\/span>Ou seja, para zerar as suas d\u00edvidas a WTorre<br \/>\nprecisaria vender metade do que ela possui.<span style=\"\">\u00a0<br \/>\n<\/span>Ou seja, parece ser uma situa\u00e7\u00e3o confort\u00e1vel, concordam?<span style=\"\">\u00a0 <\/span>Se a WTorre resolvesse zerar as suas d\u00edvidas<br \/>\nainda assim ela teria ativos no valor de R$ 1,2 bilh\u00e3o!<\/p>\n<p class=\"MsoNormal\">Ok, aposto que j\u00e1 tem algu\u00e9m j\u00e1 deve estar se<br \/>\nperguntando:<span style=\"\">\u00a0 <\/span>mas ser\u00e1 que esses ativos<br \/>\nvalem isso mesmo?<span style=\"\">\u00a0 <\/span>No mercado imobili\u00e1rio<br \/>\nessas avalia\u00e7\u00f5es s\u00e3o feitas por empresas especializadas e independentes.<span style=\"\">\u00a0 <\/span>Como essas empresas prestam servi\u00e7os para<br \/>\nv\u00e1rias empresas no mercado elas n\u00e3o podem \u201cerrar\u201d nessas avalia\u00e7\u00f5es, sob pena<br \/>\nde n\u00e3o conseguir mais clientes. Portanto a chance dessa avalia\u00e7\u00e3o estar<br \/>\n\u201cerrada\u201d \u00e9 pequena!<\/p>\n<p class=\"MsoNormal\"><b style=\"\"><span style=\"font-size: 12pt; line-height: 115%; color: rgb(255, 192, 0);\">EXISTEM OUTROS ARGUMENTOS PARA FICARMOS MAIS TRANQUILOS?<o:p><\/o:p><\/span><\/b><\/p>\n<p class=\"MsoNormal\">Existe um outro argumento fundamental:<span style=\"\">\u00a0 <\/span>o banco Santander e o banco Votorantim<br \/>\npossuem juntos 14,55% de participa\u00e7\u00e3o da WTorre.<\/p>\n<p class=\"MsoNormal\">Voc\u00eas podem at\u00e9 argumentar que eu n\u00e3o sou do ramo<br \/>\nimobili\u00e1rio e tenho uma opini\u00e3o enviesada por ser Palmeirense. Ent\u00e3o, pensem um<br \/>\npouco:<span style=\"\">\u00a0 <\/span>existe algum lugar que consiga<br \/>\nfazer uma an\u00e1lise financeira melhor do que um banco?<span style=\"\">\u00a0 <\/span>Voc\u00eas acham que se fosse um mau neg\u00f3cio os<br \/>\ndois bancos seriam s\u00f3cios da WTorre?<\/p>\n<p class=\"MsoNormal\">Existe tamb\u00e9m um argumento extremamente t\u00e9cnico:<span style=\"\">\u00a0 <\/span>se a WTorre tivesse adotado algumas pr\u00e1ticas<br \/>\ncont\u00e1beis diferentes, o resultado em 2009 seria a de um lucro de R$ 571 milh\u00f5es<br \/>\n(\u00c9 que contabilidade tem dessas coisas, se voc\u00ea adota um crit\u00e9rio tem preju\u00edzo,<br \/>\nse adota outro, tem lucro&#8230;<i style=\"\">).<\/i><span style=\"\">\u00a0 <\/span>Esse lucro seria suficiente para cobrir o<br \/>\npreju\u00edzo de 2008 e ainda sobrar quase R$ 400 milh\u00f5es.<span style=\"\">\u00a0 <\/span><\/p>\n<p class=\"MsoNormal\"><b style=\"\"><span style=\"font-size: 12pt; line-height: 115%; color: rgb(255, 192, 0);\">UFA, ESTOU MAIS TRANQUILO, MAS E O DINHEIRO PARA A ARENA?<o:p><\/o:p><\/span><\/b><\/p>\n<p class=\"MsoNormal\">Bom, a WTorre atualmente possui 9 empreendimentos em<br \/>\nandamento: seis edif\u00edcios de escrit\u00f3rios, um complexo industrial, um shopping e<br \/>\nfinalmente a Arena Palestra!<\/p>\n<p class=\"MsoNormal\">N\u00e3o existe no balan\u00e7o algum lugar que diga \u201cdinheiro para a<br \/>\narena\u201d, por\u00e9m olhando os n\u00fameros pode-se afirmar que a WTorre tem condi\u00e7\u00f5es de<br \/>\ncaptar esse dinheiro, seja atrav\u00e9s de novas d\u00edvidas, venda de ativos, ou mesmo atrav\u00e9s<br \/>\ndo lucro de algumas das suas atividades.<span style=\"\">\u00a0<br \/>\n<\/span><\/p>\n<p class=\"MsoNormal\">O balan\u00e7o d\u00e1 conta que isso n\u00e3o deve ser um problema.<span style=\"\">\u00a0 <\/span>Eles enfatizam que possuem uma administra\u00e7\u00e3o<br \/>\nconservadora e que n\u00e3o correm riscos financeiros desnecess\u00e1rios! Como eles<br \/>\nmesmos colocam no balan\u00e7o:<span style=\"\">\u00a0 <\/span>\u201c <i style=\"\">nosso plano estrat\u00e9gico est\u00e1 baseado em tr\u00eas<br \/>\npilares principais: (i) desenvolver e <b style=\"\"><u>ampliar<\/u><\/b><br \/>\nnosso portf\u00f3lio, atrav\u00e9s do desenvolvimento de projetos em nossos terrenos&#8230;,<br \/>\n(ii) consolida\u00e7\u00e3o da <b style=\"\"><u>posi\u00e7\u00e3o de<br \/>\nlideran\u00e7a<\/u><\/b> no segmento de Build to Suit, mantendo o foco em opera\u00e7\u00f5es<br \/>\ncom clientes com baixo <b style=\"\"><u>risco de<br \/>\ncr\u00e9dito<\/u><\/b> &#8230; e (iii) amplia\u00e7\u00e3o da nossa atua\u00e7\u00e3o no segmento de im\u00f3veis<br \/>\npara usu\u00e1rios m\u00faltiplos. a Arena n\u00e3o vai sair porque a WTorre est\u00e1 falida, a<br \/>\nminha sugest\u00e3o \u00e9 simples: fa\u00e7a uma aposta !<span style=\"\">\u00a0<br \/>\n<\/span>Aposte o valor de dois ingressos
